Property Condition Assessments (ASTM 2018-08)
 
Whether it's a stand  alone building or a unit,  a lease or a purchase, it's a good idea to know the building
you're going to take responsibility for. CRMI Property Condition Assessments follow the ASTM standard
E2018-08 and  cover:

The assessment provides a description of the various systems, identifies their condition and estimates repair costs for any deficiencies that are found.
 
For the buyer and the tenant it identifies any condition that should be addressed before possession is taken. Additionally for the tenant, it will identify any conditions that pre-existed before possession took place absolving the tenant of future liabilities in the case of the condition.  For the Landlord, it establishes a baseline condition for the space being rented.  Similar to an inspection  of a rental car before it is taken on the road, the PCA establishes a baseline, thereby minimizing future disputes regarding the building condition.
